VICTORIA, BRITISH COLUMBIA
A flat roof is a nearly horizontal or low-pitched roof commonly used in commercial or modern residential properties. You can often find them on warehouses, apartment buildings, schools and new modern homes. When compared to other roofing slopes and materials, a flat roof is extremely versatile and has lower construction and repair costs.
As you can imagine, the design of a flat roof makes it easy for snow, rain and ice to build up on the surface. Because this is a common issue, the roof design and material must be customized for each building in order for it to function properly.. This requires a keen eye and an experienced team of roofing contractors, which is all provided at Victoria Metal Roofing in Victoria, BC!
Metal looks great on flat roofs with a low pitch. Because there isn't much slope for rainwater to runoff, low slope roofs are more prone to water damage. Water can penetrate the roof if it remains on the roof surface for an extended period of time, resulting in leaks and costly repairs. Since metal panels can be weathertight, it makes them the ideal roofing material for low-pitched roofs.

Few older residential homes have low slope or flat roofs. However, in new builds, like contemporary and modern homes, flat roofs are very popular. These homes are eye-catching, and many homeowners prefer the flat roof's simplicity and minimalist appearance. Switching from a sloped roof to a flat roof gives your property a clean, horizontal line and can draw attention to certain features while minimizing others.
Victoria Metal Roofing has a team of flat roofers who understand the benefits and drawbacks of residential flat roofing. We are eager to explain these advantages and disadvantages to any homeowner looking to add a modern, edgy touch to their home.
Flat roof installation and repair are not simple tasks. Although products and techniques have advanced, you still need an expert team (like Metal Roofing Victoria) to install the flashing and roof material correctly. A sleek flat roof isn't worth the leaks caused by sloppy installation. We are available to speak with you about installing a residential flat roof at any time, so please contact us with any questions or concerns!
Our Victoria customers are always looking for roofing solutions for their property. When it comes to residential flat roofing, a flat roof can be used in more ways than just on your home. A flat roof may be the best option for a shed, dormers, or overhanging structures such as porches, garages, or even balconies.
It’s important to note that not every metal roofing panel works well for a flat roof. The best metal panels for the job is standing seam. Because standing seam is a concealed fastener system, it is completely watertight and can withstand standing water. Also, by using hidden fasteners, it eliminates any screw penetrations on the surface where water could potentially seep through.
With a snap lock standing seam profile, the metal panels are secured together by snapping together on one side. When the panels are longer than 40 feet, float clips are used which allows the roof to safety expand and contract.
Snap lock is a very secure roofing system, but because it doesn't have the extra seaming, it isn’t as watertight as mechanically seamed profiles. As a result, snap lock will perform better in milder climates where heavy snowfall or rain is not as common. However, since snap lock requires fewer steps and labour, it is easier to install.
There are two types of mechanically locked standing seam profiles; single lock (90-degree seam) and double lock (180-degree seam). Both panels can be mechanically or manually locked together. Whatever method is used, the edges are bent and the two panels are joined using a hidden clipping mechanism.
Because of the way the panels are fastened together, mechanically locked is the most weather resistant standing seam roof and is less likely to leak. This is an important factor when dealing with a flat roofing system because there will be standing water.
